The Community Development department encompasses planning and zoning, building code enforcement, and economic development.

City Code

The MuniCode has a section on Seabrook's Comprehensive Zoning. It can be found under Part II, Code of Ordinances, Appendix A, Comprehensive Zoning. Once you select this option you can then scroll down on the right side of the window to the zone of interest. Zoning Regulations

Zoning regulations were first adopted in Seabrook on May 4, 1993. Check with the Planning Department for any city ordinances or zoning regulations that may affect or restrict your project. Requirements regarding lot size, height, and setback lines are listed in the Comprehensive Zoning Ordinance.

Deed Restrictions

Deed restrictions are not enforced by the city. Check with your subdivision’s homeowner's associations (HOAs) for a copy of the deed restrictions and any rules or regulations that are enforced in your area.

R-2 Single Family Detached Residential District (small lot - includes cluster and zero lot line)
R-3 Medium Density Residential District (includes duplexes, town homes, apartments and condos)

C-2 Medium Commercial District
Commercial Special District (railroad right-of-way, west of Hwy 146)
WAD Waterfront Activity District
MMU Marine-Oriented Mixed Use District
OS Old Seabrook District
MH Mobile Home - Manufactured Housing District (none currently in city)
