Planning

The Community Development department encompasses planning and zoning, building code enforcement and economic development.

City Code

The MuniCode has a section on Seabrook's Comprehensive Zoning. It can be found under Part II, Code of Ordinances, Appendix A, Comprehensive Zoning. Once you select this option you can then scroll down on the right side of the window to the zone of interest. You can find which zone you are located in in Section 3.15: Comprehensive Land Use Regulation Matrix.

Zoning Regulations

Zoning regulations were first adopted in Seabrook on May 4, 1993. Check with the Planning Department for any city ordinances or zoning regulations that may affect or restrict your project. Requirements regarding lot size, height and setback lines are listed in the Comprehensive Zoning Ordinance.

Deed Restrictions

Deed restrictions are not enforced by the city. Check with your subdivision’s homeowner's associations (HOAs) for a copy of the deed restrictions and any rules or regulations that are enforced in your area.
