Seabrook's office warehouse and light industrial Gateway

The Office Warehouse District, strategically located near the port, offers prime opportunities for office and warehousing developments due to its significant visibility and direct access to SH 146. This area is optimal for office parks and warehouses, which align with the city's vision for attracting industry-supporting businesses while maintaining harmony with adjacent residential and commercial areas. Heavy industrial uses are inappropriate here, and special screening requirements will be implemented to protect nearby residential zones. The district also includes three Industrial Development Agreements (IDAs) with the Port, Baystar, and Ineos.

TXDOT project csj# 0389-05-087:  State Highway 146 - Red Bluff to Spencer Project

The TxDOT Houston District is proposing design changes to State Highway (SH) 146 from Spencer Highway to Red Bluff Road to improve mobility, reduce congestion, accommodate pedestrians and bicyclists, and enhance hurricane evacuation routes. SH 146, a major corridor connecting Houston to Galveston, currently consists of a four-lane divided freeway with limited access in certain areas. These changes are part of a multi-segment improvement plan that began in the late 1990s. Visit TxDOT's website for detailed project information.

Old SH 146 Warehouse - Transwestern/Aireit Bayport

Completed in 2023, the 254,000-square-foot warehouse is the newest warehouse facility off Old SH 146. The Seabrook Economic Development Corporation coordinated and worked with the developer and finalized an incentive for $50,000.00.

Commercial Road

As part of Amendment 2 with the Port of Houston, 4.93 acres were granted to the City of Seabrook near Old SH 146 and Red Bluff. The ROW easement would allow a thoroughfare to be constructed for ingress and egress on parcels north of Red Bluff Road.

Industrial Development Agreements (IDAs) are strategic partnerships between the City of Seabrook and entities such as the Port, Baystar, and Ineos. These agreements facilitate coordinated development efforts, ensuring that adjacent growth aligns with the city's long-term land use plans while promoting economic vitality. Through IDAs, Seabrook fosters responsible industrial-related development.
